For owners who keep their property for their own use

A mountain home needs attention even when nobody is staying in it. We keep an eye on it for you, so that it is safe, well maintained and ready whenever you arrive.

Every owner is different. Some want to maximise rental weeks; others want generous time in the mountains for family and friends; some prefer not to rent at all. We will agree an arrangement around how you plan to use your property, and you are welcome to start with house care and move to rental management later, or the other way round.

We prefer to give honest guidance rather than headline figures. Earnings depend on your property’s size, location, finish and facilities, and on how many weeks you make available.

• Winter: a typical season offers around [15] sellable weeks, with peak demand at New Year and in February.
• Summer: a typical season offers around [8] sellable weeks. Summer rates are usually lower than winter, although demand for mountain summers has been growing. Properties with outdoor space, secure bike storage and washing facilities, a hot tub, sauna or pool, and a central location tend to perform best.

Buying a new-build or off-plan property? TVA recovery and para-hôtellerie

If you are buying a new-build or off-plan property in Morzine (VEFA, or vente en l’état futur d’achèvement), you may be able to recover the TVA (French VAT) on the purchase price, provided the property is let on a para-hôtellerie basis, meaning that guests receive hotel-style services alongside their accommodation.

Our French-registered property management company, M X Property Management, provides the hands-on, in-resort services that para-hôtellerie requires and is fully set up to operate your property on this basis. This includes: regular cleaning during stays, the supply and changing of bed linen, an in-person welcome on request for guests, and breakfast delivery.

TVA recovery carries long-term conditions, including how the property is let and how much you can use it yourself, so we recommend that you take independent advice from a French accountant or tax adviser before you commit. We are happy to work alongside your advisers and explain how our service operates in practice.
