Property Description

Chalet Kaya is a one-of-a-kind modern property offering unparalleled panoramic views across the Morzine and Montriond valleys. The breathtaking mountain vistas can be enjoyed both inside and out and coupled with the sense of spaciousness inside the chalet creates a tranquil atmosphere ideal for those seeking an un-winding retreat as a base to enjoy all the mountain activities on offer.

The large open-plan living, dining, and kitchen area is bathed in natural light, thanks to the floor-to-ceiling windows that span the length of the room and the high vaulted ceiling. Unique pieces of original art are thoughtfully placed throughout, while the large sofa invites sociability and connects the lush outdoor views with the interior.

To access the property from the parking, a set of steps leads to a large decked terrace and the main entrance door. Upon entry there’s plenty of space for coats, bags, shoes and boots thanks to a  purpose built unit in the entrance area and there’s an individual WC can be found here too.

A door leads to the open-plan living area with floor to ceiling views, a huge L-shaped sofa fills the space with a panoramic log fire and sliding doors that allow a seamless link to the large terrace outside. The floors throughout are polished concrete adding to the minimalist and modern feel.

The kitchen area is spacious and cleverly designed by having all of the cupboards and appliances against the back wall, this allows the sink and the hob to be situated on a long and wide island that runs the length of the space which means the tree top view can be appreciated whilst cooking up a treat. The kitchen is fully equipped with a large fridge, separate freezer, induction hob, 2 ovens, integrated microwave, dishwasher, Smeg appliances and a bean-to-cup coffee machine.

The dining table is joined to the end of the kitchen island making this a hugely sociable area, ideal for lunches that turn to dinners and conversations that just keep going from the day through to the night without interruption. A mix of benches and chairs allow for 8 people to be comfortably seated and there’s two extra bar height chairs at the other end of the island.

From the living area there’s a door that leads to an entire master suite with it’s own large bathroom, walk in wardrobe and access to the rear of the terrace.

A unique staircase leads downstairs where more bedrooms and facilities can be found, this staircase is concrete and has ceiling to floor ropes guiding you down but there is no safety banister, so we suggest it’s unsuitable for small children and care must be taken at all times when using it.

Finally this property has a very cool secret! Push open a bookcase and enter a super-smart home cinema with a lush U-shaped velvet sofa and more artwork that will raise a smile. A state of the art entertainment system with it’s huge projector screen brings truly something different to enjoy on holiday.

Master Suite: Situated on the upper floor just off the living room is a  very large private suite with a walk in wardrobe and dressing area, this leads to the bedroom area with a Superking sized floating bed and TV on the opposite wall. Just off the dressing area is a large en-suite bathroom with with two sinks and individual mirrors and a large walk-in shower with a rain shower head. The suite has sliding patio doors that lead to a terrace with stunning views down the valley encapsulating many mountains and hill sides.

Lower Floor – 

Bedroom 2: An en-suite bedroom with a king size bed and built in wardrobe and drawers. The bathroom has a bath with views across the valley and a loo and a large sink and vanity unit.

Bedroom 3: A double bed with built in wardrobe and drawers and views over the valley.

Bedroom 4: Also a double bedroom with wardrobe, drawers and equally stunning views.

Family Bathroom: Opposite bedrooms 3 and 4 is a separate bathroom with bidet, large sink and vanity unit and a huge walk in shower with rain head.

Cinema Room: Along the downstairs corridor, next to the full length wine fridge is a large bookcase, push the case open to reveal a hidden cinema room which is luxuriously furnished and with playful artwork.

Laundry Room: A dedicated laundry room is also found along the downstairs corridor with a separate washing machine and dryer.

Morzine

Montriond, Morzine

This property is found halfway between Morzine and Montriond and all of the amenities of both are within walking distance.

Montriond is a small village yet boasts some great facilities with a local shop and tabac along with the Marmotte D’or bar and restaurant, L’Rocher restaurant for pizza and a traditional auberge. There is also a tourist office.

Montriond is well linked to Morzine and Ardent (for direct access to Lindarets & Avoriaz) during the summer and winter seasons via free public bus. Or drive to Ardent or the Morzine lifts within 10 minutes.
